With 19 million UK homes needing energy efficiency improvements, retrofit is critical to achieving net zero. BS 40104:2025 provides a comprehensive, risk-based methodology for assessing dwellings before retrofit works are carried out—ensuring projects are based on sound, standardized practice.
This session, taking place during our Net Zero Week 2025, will introduce the key features of the new standard, explain its connection to PAS 2035 and explore how it supports safer, healthier, more energy-efficient homes.

Richard holds a PhD in Building Physics and is also a chartered building surveyor. He leads a task group for the development of international standards around energy performance. Richard is the Chair of the BS 40104 Drafting Panel. He is also active the International Energy Agency studying the use of smart meter data to provide energy efficiency data for dwellings.

Alan has been working on energy and environmental assessment throughout the UK since the 1980s and, since 1998, as an independent consultant and trainer. His company, Alan Pither Ltd, is an Approved Centre for the ABBE energy assessor qualifications, and has provided a wide range of services to local authorities, housing associations and commercial organizations These services include energy assessor training and bespoke training courses, feasibility studies and business plans for energy efficiency projects, energy surveys and option appraisals, housing stock energy consultancy and the design of marketing materials to promote energy efficiency.

Andrew is a director Elmhurst Energy and current Chair of the Property Energy Professionals Association (PEPA). He has extensive experience working across the industry to champion the work and value of energy assessment, EPCs and DECs. With a background as an energy assessor, he now works across government and with industry steering groups to drive the use of EPCs and DECs in government energy efficiency initiatives, policies and regulation. He also advises on improvements in technical documentation and standards.
